Located on an approximately 4-acre lot on the Main Bellary Road leading to the Bangalore International Airport, Brigade Magnum is designed as a modern workplace community, offering a sustainable and efficient working environment within a large landscaped space. The development, comprising approximately 480,000 sq. ft. of floor space, along with associated parking, is spread across two blocks linked by a double-height atrium that serves as the formal drop-off for both blocks.
Both the building and landscaped areas are designed with a focus on sustainability. Architecturally, the design features a strong sense of layering, establishing a modern and contemporary architectural language. The orientation of individual blocks is optimized to capture the best views over the main landscaped area while allowing ample natural light to penetrate the floor plate bays. The service core shields the working space from the southern sun, ensuring transparency on the northern side.
The building’s character is defined by the choice of highly functional materials and an inventive and visually distinctive cladding system. Dry cladding, allowing the building to breathe, is complemented by high-performance glazing on typical floors. The office structures are grouped with floor plates of 21,000 sq. ft. and 27,000 sq. ft., respectively, over 10 floors. The cores are designed to accommodate multi-tenanted spaces without compromising the efficiency of individual areas. Simultaneously, one can occupy approximately 48,000 sq. ft. across the entire floor plate, benefiting from the efficient planning of the individual blocks.
Occupied by around 4,500 workers, this workplace community employs specific and direct systems of movement and adaptability, including a two-level parking structure below grade with provisions for approximately 900 cars using stack parking modules. Two pairs of ingress and egress ramps spread across the development provide easy access to and from the basements.
